There are several types of properties that Residential Title Insurance covers.
1. Single family
If the property contains a single family dwelling, including detached, semi-detached, linked, row house, freehold townhouse or a mobile home that is permanently attached to the land, it is considered to be a single family dwelling.
2. Multi-unit (2-6 units)
If the property contains 2 to 6 self-contained residential dwelling units, it is considered to be a residential multi-unit dwelling. (i.e., duplex, triplex, etc.)
3. Live/work units
A unit that allows people to both live and work from the same location. Must be specifically zoned as a live/work unit and contain only one residential and one work unit. (Examples of work related uses include studios, independent professional offices, street oriented uses such as cafes and grocery stores.)
4. Rooming house
A single family dwelling in which rooms are rented and an individual shares a kitchen and bathroom with others.
5. Condominium/strata
Individual ownership of a unit, where monthly fees are paid to a condominium corporation, but does not include co-operative units.
6. Vacant land
Property with no permanent structures and zoned residential.
7. Condominium/strata: vacant/bare lands
Vacant land condominium/strata.
8. Mobile home
A home that is not real property and is not affixed to the land.
